Entrance to the kitchen extension from the lower ground level hallway.

The kitchen is the piéce de résistance of every home. The kitchen extension is each homeowner’s way of expressing their creativity in one unique space within the home. A well designed kitchen is the comfortable safe space of every home. Beautiful kitchens always come by design.

This kitchen extension is in a quiet conservation area in London’s Lambeth Borough near Brixton’s Horse-riding School, Ebony Horse Club. The garden of this property is home to the second largest plane tree in Lambeth. The brief was to create single storey side extension on the lower ground floor and relocate the kitchen from the ground floor level to the lower ground floor.

A utility cupboard and wet room were also requested by the client. Although the space was tight, we managed to squeeze the utility cupboard under the stairs. For planning purposes, the description of the kitchen extension project was Erection of a single storey side extension to lower ground floor together with the replacement of the existing rear deck with glazed deck at ground floor level.

It took 2 months from initial consultation to planning submission, we try to provide a fast efficient service.  We have found that those in the trade builder, electrician, plumbers tend to like the range of services that we provide.

We assisted with the full range of architectural services and statutory requirements for this kitchen extension

2.     Building control

3.     Thames water build over agreement required because the foundations were near drains

4.     Party wall agreement

The design theme for this kitchen extension was to maximise light into the lower ground floor, we achieved this using lots of glass.

As with most projects, fire safety, was an issue which we overcame by preparing a full plans application for building control where all our drawings were checked and conditionally approved.

Due to delays from covid this gorgeous Brixton kitchen extension started in 2019 and was completed in 2022. I recommend that you start your projects early. When looking for architects don’t stop the process until you have selected one.

My client is absolutely delighted with the results.

Double glazed patio doors leading from the garden level to the kitchen extension at lower ground level. Leaf pattern tiles reflect the homeowner’s love for gardening. Thames water builder agreement was requested by Lambeth building control because of the close proximity of the manhole to the proposed foundations.
